Seventy-five percent of our business is short-term monthly leases (seasonal) with the remaining twenty-five percent in long term leasing. Clientele is made up of owners who either use their property for only a few months a year, who have made purchases for future use, for investment or are trying to sell their property.
We have a comprehensive marketing plan, our customer base comes from repeat business and satisfied customer referrals. We generate referrals also from other real estate offices; we do not compete in the sales market.
Our agency relationship is in representing the owner/landlord. This does not preclude us from dealing with all parties honestly and fairly, but the interest of the owner is our main concern. Services vary by the type of rental property, as does the commission rate. Supplying exceptional service to both clients and customers ensures our continued relationship.
Beach & Beyond Rentals provide a support staff for their full time Licensed Real Estate Rental Agents. There is someone in the office during business hours with a voicemail system for off-hour calls. The support staff also coordinates the preparation of leases, credit checks, cleaning of properties, reimbursement of bills and a list of other services. So, if an associate is not available, your questions can be addressed or directed to the appropriate person.
It makes sense to lease property that you cannot utilize in order to defray some of the costs in maintaining a property, but careful analysis should be made prior to purchasing for investment. You should also consult an accountant to determine the advantages you may gain by leasing.
